Over the past few days I've been sending you emails and videos about my "Done For You" portfolio building program.
It allows you to build a portfolio that brings in $10k to $50k per month, net income, for life.
This is the program where my team and I build your portfolio for you. It is a completely passive investment. All you have to do is invest.
The irony is - a lot of the people we send this information to are real estate investors. People who like to do the work and don't always understand the difference between passive investing and active investing.
But you don't have to be a real estate investor to let us do it for you.
In fact, there's an argument that this program may not be for you if you ARE an active real estate investor. At least, it's not for you if you don't change the way you think about it.
It's not for you if you want to buy properties dramatically under market value and fix them up.
It's not for you if you don't have any capital.
It's not for you if you aren't willing to get rich slow.
I teach ACTIVE investors how to accomplish all of these things. I teach how to find dramatically under market properties. I teach how to find, buy, fix, manage and hold for the long term. I show you how to build a BUSINESS as an active investor. That is what my mentor program is all about.
I also teach my mentor students how to build a passive investment portfolio. I teach you how to extract yourself from the work and automate and outsource your business. I teach how to do it with ZERO dollars down and without using your credit.

But that isn't what my PASSIVE investing "Done For You" program is about.
You don't get rich overnight as a passive investor.
You get rich over time.
If you wait, you will win. That is the philosophy of my "Done For You" program.
I've never seen it fail but it doesn't give you the same kind of cash on cash returns that being in business as a real estate investor would give you.
Having an ACTIVE business always has more potential for profit and potential for a higher returns on investment than passive investing. That, of course, is contingent upon your ability and your time.
So break down the way you think about profits. They don't all come from one place.

PART ONE - ACTIVE INVESTING
This is the part where you do all the work. It takes skill and patience and ability. It doesn't always require cash or credit. It is a lifestyle choice and I love it. It's been very good to me and hundreds of my students.
It makes it possible to OPTIMIZE your returns on all your deals. To buy at deep discounts, to make money now and money later from every deal. You just have to learn the ropes and practice. And it's fun and worth it.
But it's not for everyone. You might want to do something else with your life other than invest in real estate - and I get it.
The other way to invest is..
PART TWO - PASSIVE INVESTING
Passive investing is passive. You don't do anything. Everything is done by your money and the people you pay money to.
If you pay the right people to do the work for you, you will make a lot of money. If you pay the wrong people, you will potentially lose money or make less than you should.
There are lots of passive investment opportunities out there. Index funds, REITs, Mutual Funds, Whole Life Insurance, Private Money Investments, etc.
All of these investments are tried and true and many of them can give you between 4% and 12% returns in best case scenarios. That's nothing to sneeze at - especially if they are truly passive.
But what if you want a higher passive return? What if you want 20-30% returns in the first year and higher returns in subsequent years?
What if you not only want a good return, you also want to build a TANGIBLE asset. Something you can see, feel and visit?
What if you want to build a portfolio of cash flowing houses that will feed you for the rest of your life and go up in value every year? What if you want tax deductions to help offset your 1040 income? What if you want long term stability and transparency that you can't get with other investment instruments?
That is what we are doing.
That is what my "Done For You" program is about.
It's not about ACTIVE investing. It doesn't have as large a return as active investing. It never will.
The same way buying a share of stock will never give you the same return the business is generating for the people who run it. You just don't see the money they make - all you see is the money they give you. It's a black box with no transparency.
Working with a team like mine gives you full transparency.
But the bottom line is not how much we make. The bottom line is HOW MUCH **YOU** MAKE.

Know that if you educated yourself, got yourself 35+ years of experience in the trenches (like me) and did all the work yourself, you would make more money on these deals. That's obvious.
But also know that having us do it for you is the next best thing to doing it yourself - and for some of you, it's better than doing it yourself because it's not JUST about the money. It's also about your lifestyle and what it would mean to you to build a regular monthly net income of between $10k and $50k per month without doing ANYTHING except putting your money in the right vehicle.
